"They knew the Brickell market cold — flagged a building with an upcoming special assessment we'd never have caught, then found us a waterfront unit two floors up for less. Closed all-cash in three weeks without a single headache."

Questions

Good to know.

Monthly HOA fees cover building operations, amenities, insurance, and reserves — in Miami they typically run $0.60–$1.50 per square foot, higher for waterfront towers with concierge, valet, and spa service. Beyond the monthly dues, associations can levy special assessments for major repairs or Florida's mandatory structural reserve studies, so we review each building's budget, reserve balance, and assessment history before you make an offer.
If your home sits in a FEMA-designated Special Flood Hazard Area, your lender will require flood insurance to close. Even outside those zones most buyers carry a policy — much of the county is low-lying, and premiums are far cheaper in lower-risk areas. We pull the property's flood zone and elevation certificate early so there are no surprises before closing.
Absolutely — a large share of Miami transactions are cash and international. We work with buyers across Latin America, Europe, and Canada, coordinate with attorneys and CPAs on FIRPTA and entity structuring, and our team is fully bilingual (English and Spanish). All-cash purchases can close in as little as two to three weeks.
Yes. We have access to Miami's active pre-construction pipeline and direct developer relationships, and we guide you through deposit schedules (typically 10–50% spread over the build), floor-plan selection, and developer contracts. We'll model projected closing costs and rental potential so you know the numbers before you reserve a unit.
We cover Miami-Dade through the MIAMIRE MLS — from Brickell, Coral Gables, and Coconut Grove to Miami Beach, Sunny Isles, Key Biscayne, Wynwood, and the surrounding neighborhoods.
